Memorial Day is usually the first real “systems-on” moment for many shore homes. Once water, cooling, and appliances run for a few days, the small issues show themselves. Treat this week as your opening audit so you can route fixes before summer schedules get tight.

1. Stabilize humidity and air

Even in mild temperatures, coastal humidity can create musty smells and surface moisture quickly. Confirm the HVAC is cooling properly, check/replace filters, and make sure dehumidifiers are running where needed (basements, lower levels, and closed bedrooms). If you have a condensate pump, verify it is working and the drain line is clear.

2. Do a water-and-drainage pass

After the first showers, laundry cycles, and dish runs, look for hidden leaks: under sinks, behind toilets, around outdoor showers, hose bibs, irrigation lines, and any mechanical room. Check gutters, downspouts, and low spots around the foundation so water is moving away from the home.

3. Recheck exterior safety for arrival traffic

Walk the same path guests and family use: stairs, railings, decks, gate latches, screens, and outdoor lighting. Fix loose hardware and trip hazards now. Confirm porch lights, motion lights, and pathway lights work, especially if you use remote check-ins or late arrivals.

4. Set cleaning cadence and supply flow

Cleaning is the easiest way to catch issues early—if it includes a quick notes-and-photos habit. Confirm who is responsible for cleaning, how often it will happen, where supplies are stored, and how trash and recycling are handled. If a cleaner finds damage or a maintenance issue, make sure there is a clear path to route it to the right vendor category without re-explaining the whole home each time.

5. Capture a baseline photo set

A simple baseline helps the whole season: exterior, entry, kitchen, bathrooms, bedrooms, decks, outdoor shower, trash area, and any known maintenance issue. If something changes later, you’ll have a reference point. Baseline photos also make it easier for a vendor to show before/after proof without guesswork.
